Best place to get an EPC and what should I expect to pay?

3 bed semi bungalow in Essex. What would be a good price for an EPC?


Any 'tricks of the trade' to getting a better EPC rating?

    Quick way to up your epc rating? ..install energy efficient bulbs.

    Just in case it helps, they are valid for 10 years from issue so if one has been done on the house previously it can be re-used.

    I just googled EPC and my town and got one online who had really good reviews. He came next day, charged £40, we got the certificate, said thanks very much, passed copies on to EA and solicitor and stuck it in the box of house paperwork. Haven't looked at it since and in the dozens of people who have come to view, not a single one has asked about it. What they have asked is what we roughly pay for our gas/elec bills.I think that is of much more interest.

  • Google EPC register enter your postcode it will come up with a list of energy assessors in order of how far they are away from you. Expect to pay somewhere between £45-£60

    How will they know what you tell them is correct? Unless of course you show them the bills. Ours is quite high, but we have heating on all day, and I run a fan heater in my shed/office as I work from home, so showing the bills would be misleading for normal use.

    The EPC would be a lot more use to people than the previous occupants energy bills
