Neighbours 'exclusive use of outhouse' questions

I imagine the easiest thing to do would be to talk to both neighbours and say look lets just split it into three so that we have our own separate back gardens which should increase our house values if we ever need to sell or re-mortgage. We could then share the costs of getting a solicitor to amend all the deeds.0

We presume they "got on with each other" that is?
It was a very different era by the sound of it. These days (with our expectation of back gardens being private) its obvious what needs to happen and who is the "irritant in the pearl" here. OP clearly should have washhouse in their own back garden. Neighbour should clearly have washhouse in THEIR back garden. End terrace person doesn't have a washhouse at all (but is insisting on their "right" to use neighbours one).
Have you both had a talk with end terrace neighbour to point out that you two wish to have the logical arrangement of each owning/using your own washhouse (ie the one in your own back gardens) and that's what you've decided to do BUT they own neighbours washhouse and need to give up their ownership of it. Of course it will have to be put a darn sight more tactfully-phrased than that and I expect the neighbour who doesn't "really" have a washhouse at all (ie the end terrace one) will expect to be paid for giving up washhouse-that-isn't-his in our modern-day way of looking at things.
In that situation I would try to get together with neighbour and make that joint approach to end terrace person to put the matter right and prepared (if need be) to pay 50% each of the charge he will probably make to neighbour to buy their own washhouse.:(
Whats in it for Mr End Terrace is that he gets to have the standard normal "private" back garden (which it doesn't look as if he has at the moment - as it looks from the plan like you two both have the right to walk across his garden at the moment). So Mr ET would gain there.0
