Rent Applications

Morning,

I'm looking to rent for the first time with my partner. I checked my Experian Credit Report and I've now addressed all the debts that are still on there ) approx 9 totalling £10k) by implementing repayment plans.

I'm curious to wonder to what extent your credit file gets checked when your looking to rent from a landlord.

Do they do a full credit score check?.... or do they just check for CCJ's and Bankruptcy?

    Most of them just do the public data check, as you mentioned.

  • Cheers thats what I've been told and also presumed.

    The big twist is I live in North West and my partner lives in the South East, So im in the middle of obtaining a job down there and then moving in.

    Im looking likely to be offered a job, just slightly worried that my defaults may affect me getting a joint rent application
  • They only see public records. No defaults. The only way they will know is if you tell them.

    Is that the case even if they use Experian 'Check My Tenant'? When you read about that service it's unclear whether Experian also report the presence of late payments or defaults in some sort of aggregated manner. They (Experian) DO NOT SAY that financial data is not part of the report - forgive the double negative.

    This has been asked many times on various boards.

    Experian market it up to be more than it is.

    They are not allowed anything other than public info to generate that report. Obviously, they will use other stuff like salary etc that they put into the calculation, but they can't use your financial accounts unless they have a public entry like CCJ or worse.
