Student Let - when is the best time to sell?

Hiya,
Hope you lovely people can help?
We have a really nice student let which we want to sell in the next twelve months. It is in a very student area (OH was a student when he bought it) so will only really appeal to BTL buyers looking for a "safe" bet for the student (PHD?) market.
When do you think is the best time to sell and is it best that we sell tenanted?
Normally we would look around April/May for a let for the summer (reduced) and then September (full) for @10 months.
Should we put it on the market soon or wait until we get tenants?

Will it only sell to BTL student landlords ?
Get it on the market now and see if you get any interest.

Really? I thought student lets were normally for a whole year, with a possible discount over the Summer.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. The answer is yes - it will only appeal to people interested in renting to students. The whole road is student lets.
Silvercar - sorry I wasn't clear, we look for a new household around March/April who will rent reduced for July and August and then rent around until June on full rent (a year).
Thanks for your help - looks like it's a matter of just trying the market.
