Homebuyer report question

We had the homebuyers report back yesterday and, as it always seems to looking at threads on here, it's come back reporting a damp issue. So far, so standard.

The report is saying a contractor has to assess what has caused the issue and give a quote for fixing cause plus repairing damage. My mortgage broker is liasing with the EA today to sort this.

My confusion is this. The surveyor valued the property, even if damp issue is not addressed, at more than the offer we have had accepted. If the work is done, then he has valued it at nearly £3000 more!

I am under the impression that the report is for the lender and myself only, but will the EA have to see the report when the broker arranges to get a contractor to assess the damp? And if so, what's to stop the EA telling the seller she could get more money for the house?

Or am I just being neurotic and need to breathe in a paper bag for a while? This house buying stuff is such fun!
