As GM suggests, just have a very short notice period in the lodging agreement. If they've not left after this point, the locks can be changed while they are out. They can then arrange to collect their stuff at a suitable time (when you have someone else there, possibly even the police if you think there is a risk of breach of the peace).
Also, write in the lodging agreement that they will be evicted with immediate effect if there is any criminal activity within the house, or any threats of violence made.
