Renting with poor credit

Hi guys
Ive probably read every thread on renting with poor credit but Im still sick with worry.
Im looking to rent in the near future and im after some advice.
Ive had to sell my house due to a divorce - during the 3.5 year divorce battle my debts ran up (2.5k in total) some payments were late due to solictor advice of not to pay during the dividing up of debts.
I also kept up my half of the mortgage payments whilst ex lived there with new partner.
Ex moved out of house 1 year ago (i moved in) and its only then i realised how bad the credit had got , i assumed all responsibility for the debts (joint and solo named) even new ones taking out after the split :mad::mad: as ex wouldnt sign divorce otherwise. I just wanted it over.
I also managed to get a ccj (water wasnt paid but in my name) during my time but this is all sorted and paid.
Im going to completely pay off all debts from the house sale which will leave me with enough money to rent , have a deposit and some left over.
Im worried that no landlord/letting agent will touch me with my recent past.
I also have a new partner now and a 6 month old baby.
My credit rating is poor.
My house sale is due to complete in around 8 weeks and I cant sleep through worrying.
Ive done my very best to pay things and know I would be a good tennant.
Help , Im struggling to sleep and eat through worry.

Is your partner working ?
Could you look for a private Landlord on gumtree !
Be very careful and do not pay any kind of deposit until you are sure he owns the property.
You can check this for £3 with the land registry.
How easy it is to get a property depends on the local market.
Central London is a nightmare while many northern towns and cities are not too bad.0 -
Yeah my partners working , they have a poor credit rating at all due to never having any !
You really couldnt make our situation up.
We live in the north and private landlords are scarce around here. Ive already looked into that.0 -

I have a guarantor.
I could put down a larger deposit.
I could also pay more months rent in advance.0 -
Just stay confident and try and proceed with a rental property you like, if you run into issues, move on to the next. I would possibly be up front about the CCJ especially if you have a good story around it, but I would be upbeat about my financial situation otherwise.
The only information the rental agencies will be able to see is the CCJ (and any bankruptcies). Late payments and the size of your debts they can't see as they have a more restrictive view of your credit report than you or banks/credit cards can see from what I understand.
While agencies charge you for a credit report (at hugely over inflated prices) they don't always seem to do them before the tenancy starts if they do them at all.... So it may be a complete non-issue.0 -

I was planning on being upfront about the ccj
We also earn a okay amount of money between us (around 4.5 x the average rent amount) per month so thats a positive.

If you have a guarantor, you'll probably be fine.0

Try a free months trial with Experion to check your credit rating. If you have issues, get great references together from employers, friends, anyone and walk around the agents seeing what’s available.
If you can give an increased deposit many landlords will let to a nice tenant even with a difficult past. Best of luck!0 -
