I appreciate this will generate opinion rather than financial advice. ..but intersted to hear what other people would do especially those that have had similar thoughts.
I'm s/e early 30s looking to buy a flat 90-100k. I have 18-19k saved. I have a private pension. I have 3.5k 'long term' don't touch money. I have 1k for short term emergencies.
I would loved to have put 10% on a flat then save and build on the residual 5k for a future 'next home' and let out the flat as part of retirement plans. I know this isn't popular given this is a safe/conservative forum money wise. (Option 1)..only One thst doesn't have owner occupied clause.
Or put full 15% on a flat and forget about btl as I have a decent private pension (option 2)...any flat
Put 15% down on a flat. ..overpay where possible and then consider let to buy. ..only possible on flat without clause (option 3)
Put 15% down and overpay where possible. ...then depending how much equity I have and financial position at the time, take out Some equity for 25% deposit on 100k btl and use remainder for next home deposit. (Option 4)
