Chain free sale timeline?

Hi there - we are first time buyers so any help would be very much appreciated :)


I realise there is a large amount of variation due to lots of different factors but we would like to know very roughly the timeline we can expect a chain free sale to complete in? We are first time buyers buying a no onward chain property.


We have had our mortgage agreement and solicitors have started the process about a week ago - we have had some forms to sign. A week ago our mortgage advisor recorded that we would like a Homebuyer's Survey completed via our lender the Woolwich. We haven't heard anything about when this will be done (anyone know the normal timeframe)?


Considering our circumstances and nothing goes too wrong with the survey how long can we expect to wait til completion with our (hopefully straightforward) sale? Thanks!!

    Being chain free does not guarantee faster completion. Will take some weeks.

    If you haven't received a mortgage offer. Then you haven't even started the buying process in earnest.
  • It is how long is a piece of string type question, but our was offer mid November and completion 3 months later (with 2 weeks off for Christmas in the middle).

    Both my brother and I had 'chain free' buys, both FTB's and buying vacant properties.


    Mine took 4 weeks where as my brothers took 8 months! I think choice of solicitor helps a great deal!
