BTL student flats

Anyone heard or bought through emerging property?
Student flats with guaranteed income - sounds really good but is it too good to be true?

    These schemes are almost always dodgy. If they were any good, a professional investor would have snapped them up ages ago. These people target amateurs for a reason.

    Why not do it yourself?
    Ive come across a few companies trying to get me to make referrals to them and all but 1 of them either have complaints galore or closed after a short period.

    This isnt me trying to be subtle so you ask who the other company is as I dont work with them and have no intention of promoting them. But I would say do your due diligence, check their companies accounts, see who the directors are and if they have a habit of closing down companies or not.

    Personally I would say if you have the money, do it yourself. Buy the house and be the landlord not an investor.

    The Student Accommodation / Hotel Rooms / Airport Parking Space investment craze looks so similar to the Timeshare Investment craze of the 1980s.

    A few people did OK, but most have suffered shy-rocketing maintenance fees for properties that nobody wants.

    Having paid £10k, £20K, £30k plus, many people are now listing them on ebay for 25p - and nobody wants to buy them, because of the ongoing liability.

    (With Timeshares, even death sometimes doesn't release your liability. Your estate goes to the timeshare company. As far as I can see, the same could happen with Student Accommodation investments.)
