I love big kitchen-diners, but hate lounge-diners. Our last house had one, obviously knocked through from what used to be two rooms, and it just made the room seem cold and dark. I'd much prefer two smaller rooms and the other one could be a study/playroom. Our current bungalow has a smallish living room and it's lovely and cosy. If it's going to be your final home though, you should do what you want and forget about the resale value. People who hate lounge diners, can I ask a question.
Most modest homes only have room for one dining table & chairs - agreed (or pretend you only have a modest home with room for one table & chairs).
If you have a kitchen diner (rather than a lounge diner) are you ok with having dinner parties & formal meals (xmas) in your kitchen?
I'd love a big family kitchen, but only room for one table & chairs - then the lounge rather than the kitchen.0 -
I don't think whatever you do would make any real difference to the value of the property, as you'll see from this thread alone, there is a big range of views on layout.
Have you thought about turning lounge 2 into the dining room and knocking into the kitchen and putting up a wall between the kitchen and current dining room and then opening up dining room into the lounge and re use the whole space as lounge?0 -

We don't really have dinner parties, so that's not an issue for us. Christmas is always at my mother-in-law's house and she has it in the kitchen. I like it - it feels homey and relaxed. I would love a large kitchen diner that had room for a small sofa and tv. Plus I'd love a separate snug lounge that is just for us adults in the evening and is therefore tidy and toy free. I'd also love a play room for all the toys and mess to be kept and if it could fit a sofa bed for when we had guests visit then fabulous. If the playroom had wide or glass doors onto the kitchen diner so that I could keep and eye on things without having to stay in the room then even better.Don't listen to me, I'm no expert!0
