Flat price - what would you offer

Just out of interest - this flat sold for £270k just 18 months ago and is now on the market for more than £100k more. I can't afford it - i'm just curious - i know prices round edge of london have been mental but really - that much in 18 months and what would you offer if you were interested?
The photos from when it sold seem to be the same as now so not sure if they've done extensive modernisation (but fairly new flat so wouldn't expect so) or if they photos have just defualted to the current photos now its for sale again.

I actually really like the flat but haven't been to see it in person - no point but i also can't help thinking surely this is a massively inflated price that will drop - or either that i hav 100% missed the boat on moving to a 2 bed - saving a small amount a year and having properties move up by £100k in 18 months is just depressing.

Anyway, i digress- was really just wondering what you think you would offer if you were interested! Totally hypothetical question i know!

    You would need to look at the local market as a whole.

    Did it sell for a very low price last time (quick sale needed for example) rather than being sold for a high price now?

    If the market locally has lots of 2 beds at that sort of price then they will probably get it. If the market has 2 beds at closer to the old price it will hang around for ages.

    Without context the current price and the last sales price dont really give you enough to go on to make any meaningful conclusions.

    The only way to determine any property's true value is to subtract the sum of the digits of your full date of birth from those of the most recent lottery draw, divided by your inside leg measurement, multiplied by the time of day the offer was made, rounding up if made in the morning and down if was in the afternoon. Simply convert that from pounds, shillings and pence to decimal and there you go.

    ps - don't forget to carry the 1 in the 3rd column if it's a full moon on the day of calculation. Different rules apply to leap years, high tides, and whether it's bin day.

    What £380,000 for a ground floor two bed flat with one bathroom !
    OMG for that money you could buy 3 X two bed flats with Ensuite as well as main bathroom.
    Or a nice 4/5 bed modern detached house with double garage, driveway, etc
    Stupid prices inside the M25
    You can catch a train from Crewe every day to the centre of London quicker than the commute from here.

    The downside is of course having to live in Crewe.

    Rickmansworth has always been expensive, but compared to some that place is cheap.

  • Thanks for the replies! It really just seems prices are crazy and sometimes I see things for sale think it's too
    Much then see it goes for much less than asking price- but then others have gone for more that seemed equally expensive! I guess just have to look and make cheeky offer sometimes , hard to know. Wish id had the money to buy it two years ago anyway! Not sure I'd pay That much for a 2 bed flat even if I could afford it! The thing is you can get a 2 bed house for similar money not too far away from there. I should probably just stop torturing myself looking at what prices were 2 years ago! Friend a few miles away bought 3 bed house for £180k less than 3 years ago and now selling for £265k - just depressing. While my brother is having to pay £14k more than the valuation of the flat he is buying simply because of demand and the fact someone else will pay it if he won't and he's been attempting to buy somewhere for over a year but keeps missing out.
    Oh well :)
  • £450k for a flat! Mind you new build flats here in Northwood, 2 beds are starting at £600k! This is zone 6 not Central London!

    No. 33 sold for £285,000 on 10 Mar 2014.
    Have prices really gone up so much in just a year?

    It looks like some other properties I have seen where they are listed for a very high price in an opportunistic fashion.
