By all means notify potential tenants about the issue but it's no reason to not let the place. Some of us are less bothered by noise than others.0

I don't think its wrong to rent your flat. You must need to move for whatever reason and if you have negative equity it makes sense. (I'm guessing you have checked that you are allowed to rent it? )
Can you do a bit more research into who it might be making the noise? Maybe they don't realise how bad it is, or saw the sign you made but didn't twig it was them?
If you do all you can then don't feel guilty. Its not you making the noise and that's not the reason you are moving.0 -

I think this is the problem. Our bedroom and kitchen have been switched at some point. So our bedroom is above, below and adjacent to everyone else's kitchens. So the washing machine is probably only affecting us

Yes, from someone upstairs in your own block I could understand (I used to have a similar issue) - I doubt it's from the other tenement.0 -
is there any way you could rearrange the flat before renting iit out? for instance switching your living room and bedroom?
I agree that the noise could and should be investigated more - it could be that a very simple fix such as a mat under the machine or some additional lagging around the pipes might help.
I think that putting notes through doors is better than putting a notice up in a communal area - I think a lot of people do not check noticeboards. If you can narrow it down to 3 or 4 possible culprits then pout the notes through their doors initially, perhaps asking them not to run the machine after 11 p.m
I don;t think it is something which should stop you renting it out - not everyone has the same sensitivity to the same things. But do mention that the bedroom adjoins other people's kitchens and that you can hear the washer when it is running.All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0 -
We first thought that too but one flat was empty when it was happening. And my husband stormed into the other during one sleepless night to be greeted with an empty washing machine. (Sorry Fiona!)0

Thanks, I think this is what we will do. Just don't want to !!!! off people, I have no idea who lives in these flats and some of the residents look a bit shady!

If the pipes for the offending washing machine pass through the op's flat the pipes could mysteriously stop working.
Alternatively would it be worth offering to buy the neighbour a new washing machine or have the current one repaired? A new one will probably be alot less noisy. If it's making a lot of noise it is likely because it has worn bearings or some other issue making it excessively loud0
