Cost of a H.I.P.

I've googled around a bit but can't find an answer, can anyone give me a rough idead of the cost of getting a Home Information Pack for a largeish, 12 year old 4 bed detached house, to go on sale priced at around £450k.

    £400-700 is quoted, but expect double that to start off with!

    There is a tutorial that shows you how to DIY. It's pretty much as simple as filling in some forms and most of it is online. It could save you some money.

    A WORD OF WARNING:

    Be VERY careful about signing any contract that offers a free HIP. It is absorbed normally in the commission of the EA. If you cancel the contract after the HIP is commissioned but before the house is sold then you may be liable to pay the EA's charge for the HIP which could be considerably HIGHER than if you shop around!!!

    Just be careful as they say, there is no such thing as a free lunch - Though you'll probably find one somewhere on here :wink:
