How to choose a conveyancing solicitor

Hi all.

I'm in the market to purchase a flat but I haven't found a place yet (I only started looking in January).

I want to buy in St Albans, Hertfordshire, and I've got the AIP all sorted but no solicitor. I only recently moved here (currently renting) so I don't know anybody who could recommend a solicitor to me.

There are plenty of solicitors in St Albans but how do I know who's good? I'm going to email a bunch of them, which is where your advice comes in.

What sorts of questions do you ask to ascertain if they're any good? If it's any help I'm looking to buy a 2 bedroom leasehold flat, not a house.

Thanks in advance.

Has anyone used these please, is no move, no fee unusual?
  • Hi Marjrie.

Obviously I haven't yet used this firm as I only posted the thread a few hours ago but I had a callback already and the fellow explained a few things to me.

The No Move no Fee is not completely accurate. If everything is ready to go ahead but then the parties don't actually move i.e. the two parties don't complete, you won't be charged for the *first* move. If it were to happen again, however, you would be charged.

This company charges a fixed fee, which means that they'll tell you the full costs up front in an itemised list and won't hit you with add ons, such as admin fees, later.

As I say I haven't used them yet but that's my two cents worth thus far.
