Sincere advice to first time buyers.

Just a quick word to anyone reading who is a FTB.
Please don't pay for anything like searches, full conveyancing fees, survey etc until the chain above you is fully formed.
I say this only because our buyer has done everything the EA told her to, all paid for, but the vendor of the property we are hoping to buy is nowhere near to finding a property. Our buyer is ready and anxious to move, understandably, and there is nothing we can do. I honestly wouldn't blame her if she were to walk away as no end is in sight, but if she does, she will lose every penny she has paid so far.
We are desperately looking still ( with the full knowledge of our vendor) and will walk away without having paid anything more than a no sale no fee payment to the conveyancer.
As FTB all those years ago we had no idea and I hate to think of people losing money unnecessarily.
