First property viewing - buying

I am viewing my first properties today, 2 flats.
One with EA and one I think with vendor.
What should I look for/ask etc?
Am I purely judging space and size and how I feel...but also checking wall thickness and noise and finding out what I get for my service charge?

Ask about neighbours, yes they could lie but then arrange a second viewing for a different time, say a weekend evening.
Ask to see the latest service charge breakdown. I'm currently selling my flat and would be prepared to show this to anyone who asks. Depending on the type of flat you can ask how often the communal areas are cleaned, gardens maintained etc.0 -
One flat is under offer so only one viewing now with vendor
