Property management not maintaining property

Hi
Could anyone advise on what to do in this situation from the information I have found it looks like I have to pay up and put up with them.
The situation-I have a leasehold flat that is rented out. It's on a large incomplete development since the builder went bust. Most of the flats are now rented out so to take over the managing is not realistic as owner contacts are minimal. I don't have any idea who to complain to.
Currently I am charged a monthly rate but nothing is done the communal area is filthy, lights don't work, the security gates don't work, the gardens are minimally maintained I feel a mug for paying but I don't want to get into any trouble owing money.
Can anyone point me in the direction of how to complain? I have tried direct to the company but don't get anywere I feel I am a lone voice.
What happens if I stop paying?

Have you read your head lease and the obligations it puts on both you and the freeholder/their management company?
Have you approached the freeholder?
ETA - have the management company/freeholder sent the correct notices with the service charge and ground rent demands?0 -
Check your lease to see what the freeholder's responsibilities are. If the freeholder is breaching their obligations, you have a few options.
- Firstly, it probably makes sense to discuss the situation with the freeholder.
- Try to get it resolved by 'discussion'. If it evolves into a 'dispute', you will have to declare this when you sell.
- If this doesn't work, you can go to court to get a court order to force the freeholder to fulfil their obligations. But your legal costs will be high.
- Or you can apply to a Tribunal for a new management co to be appointed. But, again, you will have legal costs and quite a bit of work.

Currently as its in administration the freehold is being sold so no one as yet.
It looks like I have to lump it as I do want to sell and get rid at some point and don't want a dispute hanging over me.
