Letting agent insisting on a new 12 month contract

We are now into the 11th month of a 12 month fixed-term tenancy on the flat we are renting.
Letting Agent has recently emailed insisting on a 50£ rent increase and a new 12-month contract. Although I'm not very happy with the rent increase, that's the least of my worries now.
Since we are already looking to buy our own house in the near future, I am not willing commit to a new 12-month contract. I clearly explained my situation to the LA, But the Letting Agent is very rude and insists that we either sign a new 12-month contract or just vacate the Flat at the end of 12-month period.
I am very frustrated with this Letting Agency, And would never use them in the future.
I would appreciate any advice on how I should handle this.

The letting agent's prime aim is to charge you and the landlord a renewal fee.
My advice is speak to the landlord. If not just do nothing as it will automatically roll over to a periodic tenancy after the TA ends.
Ultimately if the landlord insists on a new 12 month TA and is prepared to issue with with a valid 21 you can't do a lot and should vacate in two months of the notice. However if you have been a good tenant very unlikely they would do this as it would just create a void, more agency fees and the risk of bad new tenants.
This is one of those situations where the letting agency and the landlord's interests are not aligned.0 -
Hi pyueck, Thanks for your reply and advice. Yes, I will speak to the Landlord and see if we can come to an agreement.
Just had a look at my Tenancy Agreement and it turns out, Section 21 is already mentioned, So is it true that LA can ask me to vacate the Flat anytime after the end of contract period, without giving 2 month notice if they want to.0 -
Probably not a section 21 can only be issued after the deposit is secured. Is it was issued at the time of the contract then it won't be valid.0
