Any landlords and/or tenants with advice?

  • Please communicate all concerns in writing, not texting or "just popping round". This is a business relationship and must be conducted professionally. The benefits of joining a Landlord Association are that the fee is tax deductible and you will get excellent advice, which would have avoided the situation you're now in.

    She is asking for a £50 reduction to cover her labour. She really pushed this issue. I was very firm in saying no, my fear is that if I eye dude rent over this and a more serious issue arises I will have set a precident.

    There is a huge shortage of rental properties in my area, she is extremely lucky to find one that allows a dog.

    We were struggling to decide whether to rent the property or reduce it drastically and sell. After the initial 6 months is up I think we have our answer as to what to do.

    30 days. It was changed in 2012.

    Says to me that she can't afford the rent.
    As someone has already suggested issue a S21 dated on or after the expiry of the Ast.
    I feel that this tenant is not going to get any easier, so for your and your wallets peace of mind, you must do everything by the book (you should do anyway).
    All communication needs to be in writing and copies kept (no cosy chats).
    keep away as much as is possible.

    Rent reduction for a hand print? She's having a laugh. When I moved into my current rental property there were a couple of mucky footprints on the hall floor so I got out the mop and bucket, it didn't even occur to me to ask for a rent reduction and my time ain't cheap.

    She just has to leave the property in the same condition that it was in at the start of the tenancy minus any fair wear and tear. So it doesn't really matter if it was clean, filthy or somewhere in the middle. Except there's no inventory so you can't prove what condition the property was in at the moment....eek.

    My fiance and I have just got the keys to the new house we're renting today. Well, my fiance has. We're in the process of relocating (hence renting at the moment). Anyway, a copy of the inventory has just been emailed to me and I have to say it is VERY, VERY thorough. Pictures, descriptions, everything of almost every little detail, walls, doors, light ixtures, switches, carpets, cupboards, windows, toilet bowl, EVERYTHING. It's very reassuring to see, as a tennant, as it leaves no ambiguity as to the current state of things. I have no idea how much it cost, but it was done by Spicerhaart. I'm guessing that they are an arm of Haart (the letting agent), but they do seem to have a website if you google it.

    There are probably other companies that offer a similar service, but I thought it might be helpful for you to have an idea of how detailed an inventory can be.

    You might actually find she's a great tenant, just making sure you keep up your end of things - I'd bet she'll let you know if anything needs fixing or if there's a leak, unlike tenants I know who didn't report the very obvious leak until the ceiling fell in.
