Downloaded title deed not for my flat

Hi


Out of curiosity I downloaded the title deed for my property, but the deed appears to relate to either the landlord's property or the organisation from whom I am leasing my property.


Some context:
I bought a flat in 2001 and I am a sub-leasee. I have a mortgage on the property so the building society thinks I have title to the property.


Now when the title deed was returned, there were a bunch of caveats relating to sub-leases. However when searching for the property on the LR website, it came up correctly.


Is this something I should worry about?
And if so, who should I contact?

    Sounds like you've just downloaded the wrong title. Weren't you sent a copy when you purchased? If you have your purchase paperwork it will include the title number for your flat.

    Embarrassing admission time:


    I didn't deal with all the paperwork but my Dad did as I was a reluctant buyer and he was pushing me along to buy the flat.


    I will check with him if he has the details.

    * freehold title,
    * leasehold title?
    * sub leasehold Title

    Is this England or Scotland?

    You say you are a 'subleasee'. Are you sure? Do you mean Leasee?



    Who did the conveyancing on your purchase? You? Dad? A solicitor?
    Who now has the paperwork?
    Who has the paperwork for your mortgage?

    Yes I am sure I am on a sub-lease. The only options the land registry site gave me was to download the title or some kind of survey. It didn't split the title documents down to leaseholders and sub-leaseholders.


    My Dad's solicitor did the conveyancing. I will check with my Dad about the paperwork.


    Forgot to say the property is in England.

    Not true. There is no such thing on the Land Registry as a "Title".

    It was either a 'Freehold Title' or 'Leasehold Title'.

    Look again.

    If there is a Freehold, head lease and sub lease then when you searched your address the search result would normally list all three 'tenures' as being available.

    When it does then the freehold and head lease, if they both cover more than just your one flat, would then have an indicator, namely (1) or (2) in brackets. This indicates that they cover more than one address. This is explained when you hover over the indicators.

    So I would expect the search result to show

    Address
    Tenure
    Freehold Price Paid Data (Yes or No) Information available (1)

    Tenure
    Leasehold Price Paid Data (Yes or No) Information available (2)

    Tenure
    Leasehold Price Paid Data (Yes or No) Information available

    As the third option (and the order can vary) has no indicator, and you know you have a sub lease, then this would be the one to view/download.
    The survey you mention is I suspect is the flood risk indicator option.

    If you are unsure about using the service then there is a Customer Support option available (top right next to the Login part)

    Thanks for everyone's help, I have now found the title deed on the site.


    The reason was that I used the wrong postcode.


    My flat is in a building, and the building has a front door and a back door which are on different streets and have different postcodes.


    The utilities and the council use the street address and postcode from the back door.


    So for my first attempt, I used the back door postcode (on the basis that this is used by the council) and a result was returned, but did not specify leasehold etc. So whilst my flat was found by the system using this postcode, this did not lead to the correct title deed.


    However when I retried using the front door postcode, the property was again found, but this time, it did say leasehold. This lead to the correct title deed.

    Out of interest, do you in fact, as you believed, have a sub-lease?

    Or a lease?

    Yes I believe I have a sub-lease based on the documents I signed when buying the property.


    There is a freeholder (who I know nothing about) and a leaseholder.
    There are approximately 20 flats in the building.


    The leaseholder rents out some of the flats on a short-let/holiday basis. The remaining flats were sold to people on a sub-lease basis.
