Planning permission

Hi all,

New to the forum and have found lots of help on here in the past. We have just bought a 1959 3 bed semi and want to build an extension. Everyone I speak to says I will need planning permission. I have just called my local council to ask for some advice on where to start and apparently you don't need planning permission depending on size and planning portal. So is there a chance I can start the extension pretty sharpish if the extension is within planning portals limits and permissions which it is.

    Yes.

    Search your local council planning website for the prcise details of permited development.

    Or google.

    But you WILL need Building Regulations certification so either seak the council Building Control Dept (seperate from Planning) or use a surveyor who is able to sign off on behalf of the council

    Yes it depends on the size of the extension you want to build and whether there are already any extensions (even something as small as a porch).

    As a rough guide you can extend to 10% of the original property size so if your house is 100 square foot and extension of 9.9 sq ft wouldn't need planning permission, 10.1sq ft would. But this can vary depending on your area so you need to check.

    Regardless of whether planning permission is required building regs will be.
