    Thanks for your thoughts, you've pretty much summed up what we're thinking.

    We've also just found out that the seller needs this purchase to go ahead as the proceeds will be used to purchase a house for his daughter.

    The next question is though, how much of a reduction could we reasonably expect? Bearing in mind we had the valuation results through at end of Feb so it's been over a month now to get to where we are, i.e. no further forward...

    Well, you were warned back in Feb not to get the seller to do the repairs, so..... surprise!

    Thank you for pointing that out; whilst I agree we should have gone for the reduction on the sale price rather than have the seller make good the repair work, we did also do what was advised in Feb and paid for the surveyor to assess the repairs.

    We cannot undo what's been done now, hence asking for opinions as to what our next course of action should be.

    The seller has told the EA that the repairs were completed and he is apparently angry - not as angry as us for him wasting our time; the surveyor obviously doesn't think whatever repairs have (allegedly) been carried out are enough to satisfy the lender to warrant the full £120k.
