buying a house in Wallington (Caraway place)

Hi,
I viewed a house this weekend in Caraway place, Wallington near Hackbridge station and since I'm not from this area I was wondering if anyone could provide more info about the neighbourood? Things like safety/crime rate, transport etc.
I also saw that London road is marked as an area with high risk of flooding by the borough of Sutton. Was there ever any flooding in the area?

Until recently, I lived very near there. It's ok ......... up that end anyway, but as you approach Mitcham, the area deteriorates dramatically. Avoid Mitcham if you can, it's not a pleasant town.
There are constant issues with travellers in the area, parking themselves, sometimes in very large numbers on the waste ground on the other side of Hackbridge station and in Beddington Park. Beddington Park is nice, but there have been attacks on women in there at night, so best avoided then. Sutton is a great place for shopping etc, and that is almost on your doorstep.
The Wandle used to flood years ago, but various flood defences have been built and as far as I am aware, it hasn't flooded for many, many years.
The traffic on the main London Road going towards London is appalling, with long jams most mornings and evenings. Buses are ok, quite reliable, but obviously at the mercy of the traffic.

Transport is ok. Bus passes end of the road takes you into Wallington or Worcester park via Sutton. A walk into hackbridge gives you a bus to either tooting via Mitcham, one way and purely via Carshalton and Wallington the other. Wall the other way and you're at Wallington green with buses to various places.including Heathrow and Croydon.
Hackbridge station isn't.far train into Victoria.
Only downside is there are.no corner shops close by. Hackbridge or Wallington green for those forgotten pints of milk!!

I live in sutton and we have just had an offer accepted on a 2 bed. Wallington as an area seems to be fine. I know quite a few people who live i the area and have heard little/no complaints.
Not sure if it is the same one but I veiwed a 2 bed on caraway place on the 26th of jan, was this one through Barnard Marcus? I would have no problem living on that road.
CWSmith is right to say avoid mitcham, my mum grew up there but and I was born there but we moved to sutton 20 years ago, when I was 4, it has changed alot in recent years.
We are buying in sutton close to high street . have you looked at this area ?
