Transfer of inherited house query

I'm not sure if I'm posting this in the correct area but am hoping someone will be able to help.
I'm an executor for an estate that has specifically bequeathed a property.
I have the title deeds of the property but it is not coming up as registered on the Land Registry search.
From looking at the Land Registry site I understand that the property has to be registered because of the change of ownership.
Do I also have to get the title deeds amended for the new owner as well as registering?
Is there anything else I need to do to transfer the property to the beneficiary?

If the property is currently unregistered, then when it changes ownership it must be registered.
I suggest you use a solicitor for 1st registration, though you might manage without.

Registration replaces the deeds as proof of ownership. Once the deeds have been used to prove that the deceased had good title to the property, and the LR register the property, then the deeds are something pretty to hang on the wall, no more than that.Do I also have to get the title deeds amended for the new owner as well as registering?0 -
fredsnail - G_M has kindly linked you to the online guidance and as you already appreciate the change of ownership will trigger the need to compulsorily register the title for the first time.
If the property is to be registered in the name of the beneficiary then you can use the same form AS1 (assent) as you would if the property was already registered. The application form to use would be a form FR1 though and you would need to lodge the supporting evidence as explained in the guidance.“Official Company Representative
