    It's a lot to take in but am so grateful for all the knowledge imparted
    I will take the info back to the family and hopefully a decent outcome will be achieved.
    I just went in to school one day (as part of my role) met the family in an absolute state and learned loads from the fab advice on here

    The local authority's environmental health department should have a private rented housing worker, who will 'strongly encourage' the landlord to do the necessary repairs, and even take them to court if necessary. I have had a number of successes going through this route.

    If there are young (under 10, but pref under 5) this will help them move quicker - mention it when they, or you call them.
