(Worried About buyer)
I put our house up for sale 2 weeks ago and got an offer in within 3 days, we couldn't believe our luck. The lady offered us more than the asking price and we were happy. So the house is off the market as "under offer"
On Monday she asked to come around and have a measure up. She was friendly enough but as she left she said she was worried about the local schools and she is going to speak to the council.
My wife is worried that she is going to back out so we asked our EA to call the buyers EA and ask if she is still interested. We were told that she is going to speak to the council tomorrow about catchment areas and will let us know!
My concern is that if she says she still wants the house tomorrow there is nothing to stop her changing her mind again in the future, can I force her to sign missives early (Entry date 20 April) or make her pay a deposit towards the house?
Part of me wants to pull out myself as I have lost confidence in her, In my opinion you put an offer on the house if you want it, not if you think you want it.
Will people be suspicious of my house if its back on the market? Will I loose the "new property" status on the website?
Any advice welcome
Thanks

Sounds good.
On Monday she asked to come around and have a measure up.
Seems promising
She was friendly enough but as she left she said she was worried about the local schools and she is going to speak to the council.
Seems normal. Once people have found a house they naturally start checking things they consider important. Like schools, or flood plains, or whatever concerns them. It's a big decision!
My wife is worried that she is going to back out
Paranoia. But yes, she might. So might you.
so we asked our EA to call the buyers EA
???? You have different EAs? I don't think so!
and ask if she is still interested. We were told that she is going to speak to the council tomorrow about catchment areas and will let us know!
Fair enough. What could be more honest?
My concern is that if she says she still wants the house tomorrow there is nothing to stop her changing her mind again in the future,
True. She could say the same about you!
can I force her to sign missives early (Entry date 20 April) or make her pay a deposit towards the house?
Missives? Oh - this is Scotland? I'm out!
Part of me wants to pull out myself as I have lost confidence in her, In my opinion you put an offer on the house if you want it, not if you think you want it.
Well - in England you put an offer in and then do searches, and Enquiries, and a survey, and a mortgage application, and and and - before either side is commited. But in Scotland....?
Will people be suspicious of my house if its back on the market?
Yes. They'll think it has illegal aliens hiding under the floorboards.
Will I loose the "new property" status on the website?
errrrr... if it's not 'new' then.....
Any advice welcome

Aren't buyers supposed to check things BEFORE they put an offer?0 -

In England they certainly don't have to.
It's important you make it clear that you are talking about Scotland. Most of us Sassenachs will have no idea!

I agree with previous posts....I thought once you submitted a written offer in Scotland it was binding...
However, whether in England or Scotland, you should never take your property off the market until a valuation/survey has been carried out the person making the offer will actually LOSE money if they pull out.....20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D0 -

I won't buy a house unless it is withdrawn from the market once my offer is accepted, it's one of the conditions of the offer and I have never had a problem with the vendors accepting it.
Been through a bidding war then to sealed tender bids on the very first house I tried to buy, only to loose. I have no wish to go through that again, hence the requirement to take it off the market.0
