    That's my approach. I am not trying to do anything untoward but not trying to buy anyone's moneypit either. None of the houses are currently for sale or under offer.

    Putting up notices itself suggests that you are desperate.

    People don't usually put up notices unless they couldn't find anything.
    You're sending the message that you positively want to buy in the neighbourhood and that you are obviously ready to make an offer people couldn't refuse.
    Quite the opposite of looking for a bargain, really.

    I'm just saying that because if you choose this strategy you must understand that you must be prepared make high offers.
    Unless, of course, you're targeting an area where you know people have a high chance of facing imminent repossession... However I somehow doubt it.
  • We really want a 4 bedroom home however according to the estate agent these are like gold dust at the moment!!


    We have however widened our search and included 3 beds with the potential to add a 4th. We have viewed 3 properties today, The first one had the smallest bathroom ever and the 3rd bedroom was also tiny, although it had a loft there was not the headroom to consider a conversion. The 2nd home was lovely but all the rooms were tiny and although it had potential with an integrated garage that could have been converted we couldn't get over the size. The 3rd House was a town house and absolutely huge however I couldn't get past the lack of parking and the fact that the living room was on the second floor.


    We have another viewing tomorrow which is for a four bedroom that was on the market but removed for some unknown reason by the vendor just before xmas. I took your advise guys and put a note through the door only for them to text me today to say that they intended to put it on the market again and only pulled it off as there was not enough interest so did some painting (from the pictures is was in a bit of a state but the ideal project we were looking for)

    I think one of the problems that we also have is the fact that my husband is fussy when it come to the outside appearance of a house, cladding is a no no as are brick boxes with no shape or design...Its all about curb appeal (shape of house) with him whereas me im just after large rooms!!


    He is a builder so we can see past dodgy kitchens, decorating, bathrooms etc but even being able to do this isn't helping right now.

    Can I balance this out by saying it worked for us?

    Our landlady decided she wanted to live in the house we were in again so we got turfed out. We wanted to buy in the village but nothing was for sale. We went to see a house up for rent; we knew it had been for sale 3 years before but the sale had fallen through and it had been rented out instead. After viewing, we asked the EA if he could contact the owners to see if she would sell. She said yes, we agreed a price, and now we have our lovely home!

    We were really, really lucky. Very little ever comes up for sale in our area (there's 2/3 properties a year). We know quite a few people who rent in the village and they've said that had they known the house could have been for sale, they'd have paid much more for it!
  • Well we have viewed 5 properties this weekend but still not 100% on anything!!!


    We keep coming back to the townhouse with the living room on the middle floor. My husband is a builder and feels we could re-plan the downstairs as to incorporated the garage in order to make a living space downstairs to solve the issue but I am still not sure.


    All the other 3 beds we looked at didn't have any potential to extend or convert in order to make a 4 bed. The one 4 bed we did look at had been down by way of an unauthorised conversion of the loft and by husband advises that just by looking at it you can see they have taken out the support beams and not replaced them.
