Advice re reports and delays

So I got my homebuyers report on the 26th of Jan and the estate agent already knew prior to this the house had been under valued due to some work that needs to be done.
The valuation has asked for an inspection of the roof, electrics and a damp and timber report.
I finally heard back on Tuesday the 3rd of Feb that all the seller wanted to do was drop the price by £500.
I rejected this on the basis that if the reports reveal substantial work is required and this is placed as a retention I won't be able to afford it all.
The agent came straight back and said the seller will now get the reports and inspections done that day.
I've heard nothing since.
I don't want to seem too keen or become a pest to the estate agent but I've made it clear once this issue is resolved I will pay search fee's as the offer is in place and this is the only thing holding things up.
Once I know the cost of the work I can then either pay this myself if possible or look to offer some money towards.
Is there anything more I can be doing instead of just wanting on the vendor?
I would of thought given the amount of time it's been up for sale and that I'm the only interested buyer she would be doing things a little quicker or maybe I'm just impatient been it my first jouse purchase.

Why would you let the vendor , (who has a vested interest in selling the house) have the reports carried out?

The reports once done will need to be sent to the person who did the homebuyers report who acts for the lender.

If you had had a homebuyers done , then the report would have gone to you as the surveyor acts for you, not the lender ,sounds like you are just having the basic valuation done , is that right?Never, under any circumstances, take a sleeping pill and a laxative on the same night.0

No sorry if I've caused confusion.
I had the homebuyer report and valuation done by the same company.
I sent the Estate Agent to pass on to the vendor the homebuyer report to show the issues raised by it so they could see in black and white the issues it raised.Official DFW Nerd Club - Member no. 0650 -
Thats fair enough , but if i were you , i wouldnt trust the vendor to arrange the inspections , after all , it`s in their interests to minimise any issues , only for you to be hit with the reality one day soon after moving in.

It came in 1.5k under I've heard countrywide can be conservative and they had very few comparables.Official DFW Nerd Club - Member no. 0650
