HELP please - misled by Estate Agent

    Just having a look on the internet has thrown up a case in Wales involving Beresford Adams about not disclosing something that would put off potential buyers - in that case a mineshaft was very close to the property meaning that it was difficult to mortgage.

    In our case it is that the property is of non standard construction.

    The particulars have still not been changed to state that the property is non standard construction.
  • Is there not a caveat on the details? Most say something like this: "Property Misdescriptions Act 1991 - all statements contained within this brochure have been provided in good faith and are understood to be accurate although cannot be guaranteed as we rely on information provided by others. Potential purchasers should satisfy themselves as to the validity of the information contained either by inspection or through their solicitors prior to any exchange of contracts to purchase. Services have not been tested and purchasers are recommended to undertake independent tests on all services and mechanical installations prior to exchange. Details correct at time of going to print"
