Severance of tenancy to unequal shares

Hello,
Apologies if this is in the wrong section. My ex-partner (never married) are looking to severe a joint tenancy to unequal shares (90%/10%). Is this possible, how would we go about this?
Also if possible, could anybody answer the following questions:
- The person who owns 90% of the property, do they have legal rights in choosing when to sell that property?
- Are there any other legal implications we should be aware of, what are the cost implications?
Many thanks in advance.

Hello
If you are the joint registered owners of the property you can apply to sever the tenancy using form SEV.
Please this link to further information on joint ownership on the GOV.uk website https://www.gov.uk/joint-property-ownership.
Item 3 takes you through the severance application in more detail. There is no fee.
The division of shares in property doesnt confer any rights in respect of when to sell as far as Land Registry is concerned.
Please seek independent legal advice on other aspects of 'severance' that might affect you.“Official Company Representative
