House sale- fireplace!

Hi everyone

I have just agreed sale of my property I just have a query about the fireplaces in my property. I currently have both gas fires as just show fires as I have full central heating in the property, this is due to the fact that when I moved in I was told by my gas man my chimney would need to be flued to use the fires and I have never had the money to do this and it has never bothered me!

My problem now is do I enclose this to my seller? Will this affect my sale price possibly? Should I mention it in my fixture and fittings list?

    No.

    It is up to the buyer to instruct surveys/checks if he wishes.

    Whether you have used/not used the gas fires is up to you - or them after they buy.

    If after relevant checks the buyer comes back saying the fires are 'not compliant' with current regs, I would respond "If the buyer wishes to upgrade the installation after purchase they are at liberty to do so"
  • Were the gas fires in situ when you moved in and connected to a gas supply?

    Does the property have a current, issued within the last year, gas safety certificate?

    Unless the property is, or has been in the last year, tenanted, what is the relevance of this question?
  • The "relevance of this question" is to establish whether or not the property has, had or has not had, or does not have a gas safety certificate issued within the last year. Please accept my apologies if this was not made clear from my post above.

    And the part you have focused and included should be considered in conjunction with the part you chose not to focus on or include, as that part is more relevant.

  • What exactly was the problem you had with the gas fire that led you to having the gas disconnected?

    What are or were the potential consequences of not having the gas fire correctly flued, do you know, were you told?

    Sounds as if they don't meet requirements to be used.

    Have the sellers asked whether they are in useable condition? Have they asked you to provide a safety certificate yet? If they do I would suggest that may be the time to mention it.

    We have a similar issue with the gas fire in our house that we are selling. Due to a broken pane of glass on the gas fire, we got a gas safe engineer to disconnect the fire when he did the boiler and central heating system service and gas safety check. The central heating system works perfectly well.
    When viewers came to see the house, many asked about the fire and we were honest about it. The lady who is actually buying the house was one of a few who were in and out in an hour or so one day and my DH is pretty sure she didn't ask about the fire. The EA was present that day and actually was the one who showed her around.
    We have sent a copy of the service and check to her solicitors as requested and it is clearly documented on the paperwork. As far as we are concerned, we are doing things in a safe way. The system is safe to use, the fire is not and it is clearly marked as such.
    At some stage the buyer's solicitor will probably ask if there is any service record. Just be honest and the buyer then will have the information they need.

    Nor do you need one, if the fires are disconnected properly then you need do nothing else and let the buyers do what they want to do about it.
  • You don't need a Gas safety Certificate, but it is a good idea to have your installation checked annually, and one way of demonstrating to another, a potential buyer, that the system has been checked and was safe tay the time of the check.

    It is not clear from your comment above whether or not if the fires were connected to the gas supply when you moved in, or if you connected them and then found a problem?

    In the bigger scheme of things when buying a house, if I needed to change or install a flue liner or losing a house, I would go for installing a flue liner.
