Shared ownership flat valuation issue

I have one bed room flat is under shared ownership scheme. I own 30%. Now I want to purchase further 70%. I use the surveyor recommended by housing association. The valuation report give the price is £470k. But my neighbor has the same size flat and she has extra parking space. She used the same surveyor, but her flat price is £435k only because she wants to sell her flat. Please anyone give me some advice how I can get my flat price down?

have both these valuations been carried out at the same time? are the accompanying reports correct in terms of the car parking, i.e. the surveyor is aware in the report that you do not have a car parking space and your neighbour does? so he hasn't just muddled the 2 addresses up. I'd go back to the surveyor and HA and dispute the report in writing0

Thats a huge difference! Something isn't right there surely ....
This must be one of the problems of SO? If prices drop, the HA will loose money if they sell for less than the original price that the property was valued at.
What was the original valuation of the flat when you purchased it?0
