HomeBuyers Report Advice on 3s

Hello,

I am wondering if someone could help me. This is my first time I am buying a house and I have just received the homebuyers report .

It contains couple of 2s ( which as it states are not regarded as serious or urgent as of yet) and fews 3s.

Can someone explain to me how serious are the below as I am reading them and would like to hear someone else's opinion on them

1) Floor- The ground floor is a mix of suspended timber and solid contstruction . The first floor is of suspended timber constructions.

General suspended floor surfaces have minor spring and unevenness but within acceptable limits for domestic contrstuction

There is eveidence of more significant movement to the floor in the rear left-hand reception room and hall. Through ventilation beneath the timber ground floor is limited due to the mix of floor structures and number of air vents. There is the possibility that rat may have developed in the under floor timbers and a precautionary check is essential . Reccomend to obtain a PCA contactor report


2) Chimney breast fire opening have been closed.. There is a decorative surrend electric fire fitted.

The right hand party wall breast is missing. There is no appropriate support provided within the roof space. Remedial structural support will be required. It is reccomended advice for such support to be obtained from a structural engineer.

The redundant flues in the property should be properly ventialted to preved condensation and associateds defects.

The house is from 1900

  • I think it means what it says- you need to get an expert in to examine the issues and advise how serious the problem is, and the costs of fixing the problem.

    Yes ok i get that but i'd like to know if they are as urgent as they say or I shoudl continue with the purchase and look at them at a later date.

    Possibility of rot (not rat?) in one area and support the chimney.
    Doesn't sound unreasonable in a house of that age. Looks like the roof is in good nick, lucky you.

    I would not go back to vendor renegotiating, you should expect defects in a house this age. Get it sorted when you move in if it bothers you, or live with the wonky floor as a charming feature. But I would do the chimney work sooner rather than later - it should be straightforward.

    The chimney will need removing or supporting a local builder with experience in this area should be able to give you a quote.

    Check the floor for rot - we nearly bought a house and the survey said similar, when the inspector went in it was not only the corner of the room the surveyor thought but the whole ground floor and going up the stairs. All door frames, sub floor and staircase needed replacing.

    Our current house had not 3s but one of the 2s was the roof would need replacing in the mid -term. 2 weeks after moving in the bedroom ceiling collapsed as the roof had leaked so much.

    We also had other issues, I really should get advice on that with the surveyor!
