House inspection for rented property

My biggest gripe is that the inspection should be to ensure the property is being looked after, and not used to grow cannabis for example.
And that any defects can be reported to the LL for repairs.
So far so good.
The reality is that the person inspecting is usually not qualified to determine if the property is actually looked after, short of chipped paint and carpets. Which in a £100k+ asset is the least of your worries.
And any repairs which need doing will realistically be reported by the tenant, or likewise not be noticed by a lay person.
It's a glossy bit of paper which provides peace of mind to the LL and stress to the tenant.

At the end of the day, they only want to check that you haven't let your dog poo all over the wallls and keep it in good order.
I always chuckle when i think of land lords, especially the types that think hanging clothing off a rail is the end of the world.
I remember one Landlord telling me that he was selling his 3 story place as a going concern with 5 tenants. He couldn't sell it though, people didn't want to 'pay the money' according to him. He couldn't see the wood for the trees, the place needed 100k spending on it, the window frames were rotting wood, the kitchen was 40 years old. I remember him saying that his tenants in the lower part ,where the pathetic excuse for a kitchen was, didn't keep it tidy and that when getting it valued 'the kitchen could have been cleaner'
I was thinking 'No mate, the kitchen could have been a kitchen instead of Chipboard as a worktop you old fool.'
To an extent i can understand why some landlords are so uppity, they often can't find the money to do the repair work required on the property or properties they own and it can only take one person to trash the place for them to end up on the brink of bankruptcy.0
