Seeing house before the official open day

This week we are seeing a house before the open day. It's because we are away that day so the vendor kindly accept to show us 3 days before. We are gonna directly meet the owner, not the agent.
We really like that street and know it well and it's more likely we are gonna want to put on offer on that house.
Do you think we should do it before the other people seeing it on the open day or after? What is best?
There is an high demand for that house.

  • If you like it, offer before, but don't expect the vendor to accept it before holding the open day (who doesn't want to get the highest possible price for their house, after all?). And if there is high demand, make sure it's a sensible offer! Good luck.

    I wouldn't offer before unless you are absolutely sure they are going to cancel the open day otherwise you offer will justbe used as leverage on the open day by a pushy EA attempting to get higher offers.

    Ask them while you're there - if I were to make you a good offer, would you consider cancelling the other viewings.

    You don't actually know for a fact whether anyone else wants it, or is even going to show up.
  • I think they are going to show up. It's 12 people. They won't cancel the open day, I wouldn't. I would be to curious to know.
    Thanks everybody, I wanted to make sure if really it put us in a good position to see it before or not.

    It's really hard to know what to do. If you offer then you are open to someone else bidding higher than they might have done, knowing there is already one offer in. But if you don't you might not get the chance. It is fairest if they go to best and finals if there are multiple offers given. But this could mean bidding more than you would like. In that scenario you ave to really think hard and decide how much you want it, and whether it is worth paying what I refer to as 'next year's price.'

    As a seller that had an open house last Saturday, I had one person view the week before. He offered but I didn't accept because there had been 20 viewers wanting to view at the open house.

    It is not just the level of offer. The seller may well want all bids on the table to chose one that they see as the most reliable to proceed. Offering early just sets minimum plus you get lost among the offers early on.
