Where to start House refurbishment

Hey guys i was wondering if any of you could help me out a bit im currently in the process of obtaining a house just waiting for all the mortgage stuff to go tho it still may not but

anyhow

The place im getting is a 3 bed semi which is just dated really it has newish windows/doors even a conservatory but everything else ie no combi boiler just old guy lived there before so looks like a throw back to the 70s/80s

Now my first plan will be to ripe everything out and start from scratch so how would i go about it shall the plumbing/electrics get done first bathroom then kitchen then

Basically looking for a simple list of things to do in order really

Any help would be great thanks guys :j

    I'm 2 weeks in to what sounds like a similar project, all depends on your family situaton, we've got a 18month year old girl, so a lot of things are getting done quicky.

    My house needs ALOT of work

    Personally we've gone straight in first weekend and re-wired the place in 3 days but instead of channeling cables into walls we've put all the new cabling in wall mounted plastic trunking and wall mount sockets. Every room needs re-plastering so we put the cables into the walls at a later date when we are working on the rooms. All done....next Combi - floorboards are up and house is empty so got it all done over the next 3 days.

    Made sure the house is safe and secure first.

    Next up roof and guttering.....once the house is safe secure, dry and warm then I can worry about anything else.

    Bedroom's/Living Room take care of themselves.....it's just paint and plaster.

    Bathroom - Because we can always get easy to cook food/takeaway but man I need to wash....then Kitchen....that's my view.

    Electric - Get Modern and Safe (easier to add sockets etc before you move in)
    Gas - Get Modern and More Cost effective
    Doors/Windows (Rule out any drafts/damp)
    Roof/Guttering/Roof Insulation - Keep the house dry and warm...saves you money

    Bathroom - Washing is important....food is available anywhere
    Kitchen
    Bedroom/Living Rooms - Paint/Plaster - easy rooms

    that's just my plan though.
  • Suggest getting a copy of Renovating For Profit which covers designs, costing, approvals, get in the trades etc.
