Online Record of Sale Price following Repossession

Afternoon guys,

Just a quick one. We were looking at a property which I know was repossessed in 2011. NetHousePrices only shows the previous sale in 2006. I don't know if it was sold at auction or through an agent in 2011 but I would have thought the sale price should have appeared online by now. We don't desperately need the information, it's simply for comparison purposes. Is this normal or is there any reason it might not show up?

Cheers

AFAIK Repos don't show up on the land registry. I don't know why, but remember finding it out as neighbour's is one
  • although not perfectly accurate, you can assume that the price was around the same price, unlikely to be much higher, and possibly a little lower. from my experience building societies try to recoup their money as opposed to making additional money, they like to sell fast and get their money back !

if there was a deposit paid, the seller would lose that and the monies owed to the BS would be less, therefore potentially a lower sale price than was paid.

as a comparison, its not really a good starting point as it was an enforced sale as opposed to a market sale.

Exactly why they don't appear in Land Registry data.

Also, bear in mind that repos may be poorly maintained and sometimes trashed, with missing kitchens, bathroom fittings etc.

It won't show up, if you are desperate to find out you could pay £3 and download the deeds from Land Registry. (They tell you if the info is available before you pay, so you know if the sale went through.) Another option is to look for sold prices on Zoopla for the road, go down the list and there should be a purple 'H' sign where they have the property history. That will show you the marketing information. It will tell you the asking price, if you are lucky the blurb may say that an offer of XX has been received.
