* does the Purchase Fees £645 include acting for the lender?
* is the conveyancer on the lender's panel?
Have you read the associated Terms of Business? Are there additional fees within it eg
* completing the SDLT form
* professional indemnity

Disbursements a bit on the high side... But seems fair if there are no extras at all. Bear in mind you will also have to pay a fee for notice to the Freeholder - it will be the same fee regardless of who acts for you, but don't be surprised when that one pops up!0

Of course, but dependent on type of property, the land reg fees may be much less, the search pack is quite high and it is worth shopping around!0
