Buying house in family - can I just fill the forms in

Hi

I'm trying to buy a house from a family member, I don't need any searches and am happy with the price so just want to legally change ownership.

From what I can read online we can fill in TR1 and AP1 for land registry and that fulfills the title change

There is no stamp duty (below 125k) but I think I still need to fill in SDLT1 for HRMC with a zero stamp duty, is that right? On this form I understand, and can answer all the questions except number 7, is there land involved, does this include the land the property is on? A stupid question I'm sure and I would assume no but it's not clear in the guidance

Do we need a contract as I'm completely happy with the transfer?

And are there any other forms needed?

Oh should say the property is a freehold and obviously no Estate agent involved

    Provided there is no existing mortgage, and no new mortgage involved, you are basically right.

    Nuttydj - you need forms ID1 for anyone involved who is not legally represented so I suspect that's both the sellers and you. This is explained in the guidance G_M has linked you to
