How to stand out from other buyers

Me and my partner have been told he the Estate Agent that the vendor is likely to accept a offer from about 4 different buyers. The vendor needs to move pretty quick so is not interested in a bidding war as this will slow the process down. How can we as buyers be the most eye catching to the vendor. Any tips would be great. We already have a MIP, are first time buyers living with parent, we also have a friend of the family who is a broker that got us the deal. Should we have anything else in place?

    Find a solicitor and have them ready to go. Put their details on the offer.

    That leads to another question. Our broker has found us a solicitor that has offered us a deal at £800 plus VAT. The Estae agent however said it would look even better if we went with there socialite as the vendors are and it would speed things up even more? Still awaiting in what that soliciter fee would be.

    As above, explain your desposit is available, you have the MIP from the lender and that you have a solicitor ready to start from the day an offer is accepted.
    Emphasise you're livig with parents so can move very quickly.

    True. But I am willing to spend an extra £200-£300 if it means we get the property over others!
  • When I was buying this house I told the estate agent that I would go with their solicitors etc. As they was going to get the commission they favoured me as a buyer more to the vendor. I didn't go with their solicitors etc as I had already chose my own but it gave me the foot in the door :) sneaky way of doing it but some estate agents can stretch the truth slightly so I played them at their own game

    Both "recommended" solicitors will probably pay commission to the broker or the agent.

    I'd recommend finding your own solicitor, ideally by recommendation from friends or family. Failing that, visit a few local firms and see if you like them.
