I put an offer in on a house. Inspection went very well. The appraisal came in at $87,000 and my mortgage was going to be for $113,000. Now, aside from the apparent dilemma the sellers agent pulled comps for houses that are different than what I'm trying to buy. The house I'm trying to buy is a two story bungalow with siding, 3 bedrooms, two full baths, finished basement, large deck, updated kitchen and bathrooms. Now, the sellers agent pulled comps for houses that are one story ranches, all brick (allegedly that is more desirable in the area). Is that legal?! I know a seller can put a house on the market for what ever they want but is it legal for an agent to pull comps on houses that differ from what they are selling??
