Mortgage declined- broker says Halifax may lend ?

On Monday me and my partner got rejected for a mortgage through metro bank because of her credit ( not on electoral roll , bills still at old address , equifax score 261 )

Anyhow we have no applied for her to go on the electoral roll along with changing the addresses and we were going to approach the seller to see if he could hold the house for a month or two to see if the file updates for the better.


My mortgage advisor has now come back and said he has reviewed our equifax reports and says Halifax have said we may be able to get one with them. He assures me its only a soft credit check but do I ,

A, do the application tomorrow ?
B, wait two months then try with them ?

  • How do they use credit scoring for the application? Will Halifax use experian Etc?
  • Halifax use experian. Not sure whAt is searched on a soft check though
  • I got a dip with Halifax before Xmas and it wasn't a soft search.

    Halifax is a soft search but its a hard search on full app so on occasion the AIP decision can be reversed if they find more stuff on full app. A mortgage is never a given until you have a mortgage offer. I does sound like something Halifax will look at though

    my full app was a soft search even
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    i am in real limbo here guys ... is it worth risking going for it with halifax or waiting a month or two ?

    You wont know exactly where you are with Halifax until a full search is done on application.


    If you have engaged a broker you should follow their advice, unless you do not trust them in which case change your broker.


    We have not seen your files and do not know your case so cannot speculate as to whether Halifax will say yes or no.
