Hi,
We just got a very scary letter from the council saying they want to do work to our block of 16 flats. I can write to them with my concerns but I feel very helpless. Many of these charges are ridiculous, We do not need a front door but from the look of it we will be charged regardless.
£19,200 for new front doors
£23,500 for new electrical cables to the block
£2,000 Allowance for the installation of isolator switches for landlords supply to internals
£2,000 allowance for builders work in connection to electrical works
£10,000 prelims
£2,300 profit
£4,000 design fee
Which between 16 flats works out at £4,600ish each. I have little experience in this field, can anyone recommend how to deal with this? This is over 2 months of earnings for me.

Is there a resident's association? Has the council put the work out to tender and got a good offer? Has the council offered a surgery where you can raise concerns? Do they offer loans if you cannot get a loan elsewhere? Have you looked at your council's website to see what they say about major works?
This is a very useful website:

It sounds like the council is initiating a Section 20 consultation.
It sounds like you're at either the 'Notification of Intention' or 'Notification of Estimates' stage.
You, and other Leaseholders, will be invited to submit your observations to the council (i.e. object, if you wish).
This link provides further links to lots more info about this: http://www.lease-advice.org/information/faqs/faq.asp?item=173
The faq explains that ultimately you can apply to a First-tier Tribunal if you think the charges are unfair.0 -
And critically, what does your lease say.....
This is often the case with e-concil falts where the council remain freeholder. Costly repairs to keep the building up to standard.0 -
Check your sums, unless you've missed something of the list its a total of 63k which divided by 16 is just under 4k each0
