House registration certs/ indemnity paperwork lost in post??

Hi all.
My solicitor sent out the Completion or registration paperwork, 2 x indemnity insurance policy paperwork and energy performance paperwork to our new house on the 12th January. I do not think they sent it recorded etc.
Unfortuantley it seems to have all gone missing in the post.
I have asked for copies from the solicitor but they have replied saying they sent all the origianls to us and thus do not hold any copies!!
What can I do about this ??

Ask them to obtain duplicate documents and forward them to you.
Completion of Registration - you should be able to get office copies from the Land Registry which will show that the property is in your name, your mortgage registered against it and the old owners mortgage removed.
Indemnity certificates - the insurance company should be able to provide duplicates
Energy performance - you should be able to retrieve the EPC from this website -https://www.epcregister.com/home.html
It's not the solicitor's fault that the documents have been lost by Royal Mail, and it would not be usual for these to be sent recorded delivery unless you had specifically requested that.
If you ask the solicitor to get the duplicate documents rather than doing so yourself you may find that there is an extra charge.
I would not necessarily expect solicitors to keep copies of the EPC or insurance certificates, once they are closing your file.All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0 -
TBagpuss has covered this for you - only thing I would add is that the 'completion of registration' parts are really just for information and confirmation that all has been registered.
That paperwork will not have any value in the future as the register and title plan are held electronically.
An official copy to replace these would cost £7 for each part or you can view/download a copy online for £3 each. However, as mentioned, these are purely for information/confirmation purposes.“Official Company Representative
