Zoopla property current value help

Hi, our property that we have renovated extensively does not have a current value on Zoopla and I would be interested to know what it is, yes I know I can get an EA round but the less I deal with them the better.

What I want to know, it does ask how much has been spent on renovations, does it keep this information private? The details do need updating as they have the number of bedrooms wrong etc but I don't want certain things made available for everyone.

    Zoopla is rubbish and their valuations are a pointless bit of fun. In no way should they be seen as serious, and some on here have tried to improve the valuation only for Zoopla to actually lower it.

    Zoopla valuations are just terrible.

    My property looking at it has gone up by 5% in the last 2 years according to zoopla.....when the market has gone up by 20% and we live in a good area.

    It's nonsense.

    I for one am glad about the new onthemarket.com as many EAs will shun zoopla.

    Zoopla valuations are largely rubbish. A family member's house was valued at £300,000 by zoopla but sold for £600,000. It seems they look at previous sale prices for the property and others nearby, but if your house was a derelict shell when you bought it and is twice the size of those nearby, zoopla will not have a clue.

    And, of course, if Zoopla come up with a valuation lower than you were hoping for there is no appeal or comeback. That will be the "true value" on the public record for lazy people who believe them to be some kind of property oracle.

    You can take ownership of your house in Zoopla and enter your own info to get an estimate. You can state the type of improvements you have made, the amount you spent on them, plus other supporting info that goes towards making the valuation estimate. You can also enter your own estimate of the value and a 'Tempt Me' price that you'd consider selling for. However, I don't know how often you can change that or whether your price stays on the system forever more!
    I spent quite a bit of time on this before I sold my last house as we had done a huge extension and renovated the whole thing. It certainly made a difference - I gotnthe valuation in the ballpark at least, but it is of course not accurate at all. I was just not keen that it estimated the value at about 400k instead of 550k!
    Now we have sold I don't know how to 'Disown' my old house!

    Zoopla is about 20 - 25 % off the mark in North London. The one thing the new estate agent web site will offer much better estimates.

    However watch Zoopla nick them if they can.

    Zoopla valuations give a very loose guide at best and often use faulty data to ascertain the valuation.

    Despite our property being a corner section and our neighbours to both the side and rear being listed correctly as detached, our property is listed as a terrace and is valued accordingly :T
  • Like Hoploz, our last house was a massive renovation project with large extension. We took it from an unmortgageable wreck to the finished article, and along the way updated our details on Zoopla to get a (rough and not very reliable in all probability :o) estimate of its value.

    It wasn't till last September when we came to sell that I realised the updated Zoopla info is only visible to you as the owner of the property......so to anyone else looking it would appear to be worth (in our case at least) a lot less as it wasn't taking into consideration the work that had added value.

    Nonetheless we sold for the asking price - £100k more than Zoopla's *value* but still less than all five EAs we consulted suggested - we wanted to sell fast in order to secure a *one-off* house we had found :D

    On the opposite side of the coin, the house we just purchased was estimated by Zoopla to be worth £240k more than we paid ;)
    Mortgage-free for fourteen years!
