Help Getting My Deposit Back

Hi all

I moved out of a property in December, on the last day there was a check out report handled by a 3rd party, which the landlord choose and I paid for. A family emergency came up so I was late for the check out, but I ade it just in the end and signed the report. On the way out I spoke with the lady who carried out the report, she said the landlord wanted tomake more of a issue out of minor wera and tear, but everything seemed fine.
Anyway I got a email with the report, it goes into detail with how the flat was when I arrived and when I left.
A few days later I recieved a letter from the landlord saying he was not happy with the report, he said the lady didnt take pictures, so after the report he hired someone else to do another report.
He also said he would not be able to give me my full deposit back, because furniture was "soiled", the flat was not professionally cleaned (which it was I have invoices to prove it).

I wrote back saying I did have the flat cleaned, any deductions he would make, I would need a break down, the report didnt ention that any furniture was soiled etc.
This was around christmas time and I havent heard a thing from him yet. My deposit is protected with TDS.

So i need some help in regards to what I should do next

thank you

Write to your ex-LL and reiterate that you don't agree with the proposed deductions because of the check-out report you paid for and because you have a receipt to prove the property had been professionally cleaned. Although professionally cleaned doesn't really mean anything as there's no professional body of cleaners which determines the difference between a domestic clean and a professional clean.

If your LL still doesn't respond then raise a dispute with TDS.

You are disputing the deductions he wants to make. If you don't think the deductions are valid then you raise a dispute to get your full deposit back.
