Now the situation terrifying. My conveyancer & solicitors were waiting for s106 planning permission doc from sellers end (which actually to obtained from the council) for few days & they supplied it yesterday morning. Then I followed this up with my solicitors but they said conveyancer off for the day & have to look at tomorrow. Then I got a another email from seller’s agent & he said sellers property valuation is about to expire on the same day(which means yesterday), therefore we have to do the exchange on the same day. I informed my solicitors but they said they can’t help. Seller’s agent told me they have asked for an extension of valuation but no reply from building society yet.

I am homeless & in big a trouble now. What direction should I need to take now? If things fall over what options I have?

    Thanks All.

Where are you living now? Friends, family?

Prepare for the worst and assume this purchase has fallen through, and look for something else.

In your shoes I would try and find a rental property quickly, sign a 6 month lease, and do things properly next time, only handing notice on the rental when you have exchanged contracts on the purchase.
  • Where are you staying? Can't you stay with friends and family? You should be aware that until you exchange your sale could fall through at any time.

Does your sale have an onward chain - is that the valuation you refer to? The valuation on the house your vendor is buying? How long is your chain?

If the rest of the chain is ready to exchange contracts, what is left at your end to complete? You need to ring your solicitor and explain the urgency of the situation.

Have you got everything else in place ready for exchange (e.g. insurance)?

Live with a friend but only for a week agreed.
Yes, chain is there but this valuation is form the building society who owns 50% of share. Im not sure if they extend this.

Rest is now ready according to solicitors.

    Thanks
