  • Now you're in the offer and rejection phase it can be quite stressful.

    Try not to let your emotions get the better of you and keep a level-head.

    EAs read FTBs like a book and will know if you really like a particular a place and therefore keep raising your offer. Since they don't have to prove they have another offer they can invent mysterious buyers who sudden put in higher offers...

    An EA from KFH in London tried this on with me and when i wouldn't budge he got stroppy and told me that it would be gone in an hour. The next day he was calling me to ask if i was still interested and complimented me on seeing through his game.

    other offers may be genuine of course but just be wary...
  • Hmm..after that post I think i shudnt raise my offer after all ; Ive got like 15 voicemails in the last week now :(..all from these EA's asking me to ring back n stuff..
  • I'd really recommend finding your own solicitor rather than using ones affiliated with the EA as presumably they are working on some form of commission and have a vested interest in the sale going through. In terms of finding a good solicitor its best to go on personal recomendation so just ask friends/family/neighbours whether they know of a good one.

    Before you put an offer in its generally best to have an initial consultation with a mortgage advisor as they can give you a realistic opinion on whether you'll be able to borrow what you need to make the purchase. Most give initial consultations for free so i'd make sure you choose an advisor your happy with - we made the mistake of using the first one we met with and he was useless to say the least!

    When you put your offer in make sure you tell the estate agent anything you want included in the property sale such as existing fixtures and fittings or the washing machine etc. just so that everybody is clear about what they're doing.

  • Apparently the 160k house i saw the other day is an ex-council house...surely its overpriced isnt it ? and u wudnt expect such as house's value to go up that much in the next few year either right ?
  • Update : found a nice 145 k house in a nice area,definitely worth the price but our offers of 135 k 137k and 140k were rejected...finally we offered the asking price coz it was still worth it ! So now its time to phone around for solicitors and arrange mortgages I'm afraid [stressful time i guess !?]

    Mortgages and solicitors doesn't need to be stressful. Just keep up to date with what all the parties are doing, and if there is anything you need to know, pop on here and ask! x
