75 Year lease - Share of Freehold??

Hi,

My fiancee owns the marionette that we live in and due to looking to move in the next year I have discovered that there is only 75 years left on the lease.

We would ideally like to keep the place to rent it out, but regardless I'm guessing we really need to start looking at getting the lease extended.

I have now read that we can apply for a share of the freehold? Is this a good thing to do?

The maisonette is a 1912s house separated into two apartments, so the person below owns the freehold. We get on OK with the lady, but have not approached her about it yet as do not know how to go about it.

Would anyone recommend extending the lease or applying to share the freehold on the 1993 act? is this even possible with just two flats here?

I'm also interested in finding out more about the shared freehold as there is a flat down the road for sale that has the same length of lease and is in need of renovation, so wondering if I could buy it and sort out buying the freehold rather than trying to sort out the lease issue after the two years.
